How much rent reduction am I entitled to for mould?
Depending on the extent, between 5 % (small patch) and 80 % (bedroom, hazardous to health). The benchmark is published case law, e.g. AG Hamburg 49 C 432/04 and LG Berlin 67 S 124/12 (German court rulings).
Do I have to report the defect to the landlord first?
Yes. The rent reduction only takes effect once the landlord has been notified of the defect — § 536c BGB (German Civil Code). The tool can generate a suitable defect notice letter for you on request.
Am I allowed to simply reduce my rent?
Yes, and it applies automatically from the moment the defect exists. However, only reduce by the objectively reasonable amount. If you reduce too much, you risk being given notice for falling into arrears.
From when does the rent reduction apply?
From the day the defect objectively exists AND the landlord has been informed.
